Short answer

Siding replacement by MKC Exteriors is a four-stage job: we demo the existing siding, inspect the framing and plywood sheathing to confirm the bones of the house are sound, install an extensive waterproofing system to protect everything behind the cladding, and then install new siding, typically James Hardie fiber cement. Rot and damaged sheathing found during tear-off are documented with photos and repaired before anything is covered.

What is included

Scope, in plain language.

  • Complete tear-off. Existing siding, trim and failed flashing removed and hauled away.
  • Framing and sheathing inspection. Every open wall is checked for rot, water staining, failed fasteners and soft plywood, and you get photos of what we find.
  • Structural repair. Damaged sheathing and framing replaced before the wall is closed.
  • Full waterproofing system. Drainable weather-resistive barrier, correctly lapped seams, taped penetrations and flashing at every transition.
  • New siding installed to spec. Lap, panel or shingle profiles installed to manufacturer requirements, with proper clearances and fastening.
  • Trim, caulk and paint. Finish work included, so the envelope is closed the day the crew leaves.

    We look at the whole elevation: siding, openings, grade and drainage. Then we note what is likely behind it.

  2. Written scope

    Layer by layer: what comes off, what gets inspected, what goes back on, and the cost.

  3. Tear-off

    Siding down to sheathing, site protected, debris contained.

  4. Inspection and repair

    Framing and sheathing checked and repaired, findings documented before they are covered.

  5. Waterproofing

    Drainable barrier, taped seams, pan flashing at every opening.

  6. Siding and finish

    Installation, trim, caulk and paint, then a walkthrough with you.

Questions

01 How do I know if my siding needs replacing or just repair?

Soft or spongy spots, paint that will not hold, gaps at butt joints, staining below windows and marks on interior drywall all point to water behind the cladding. If the failures are isolated we will say so. If the barrier underneath has failed, spot repair only moves the problem, and with the wall open we can show you why.

02 Why James Hardie siding?

Fiber cement handles Pacific Northwest moisture and temperature swings better than wood or vinyl, holds paint far longer, is fire-resistant and carries a long manufacturer warranty.

03 What happens if you find rot behind my siding?

We stop, photograph it, and tell you what the repair involves before continuing. Rotten sheathing and framing get replaced, because covering it would guarantee the same failure again.

04 Do you work on townhomes and HOA properties?
